What is the benefit of live-in property guardians over traditional methods?

Using a Tower Guardian is the most cost effective and hassle free way to protect your building - it will save you time and money. Around the clock security can cost thousands and boarding up a building just lets everyone know that the property is unoccupied.

What kind of properties do we secure?

From residential to commercial, from flats to pubs, care-homes to schools: once a property is wind and watertight, with a safe working supply of gas, electricity and hot water, we will be able to place a guardian. If it does not have a kitchen or bathroom, we should be able to install one for the duration the service is needed.

Do I need change of use permission to use property guardians?

No. The primary use of the building remains the same and the property guardians are there as a security measure with no tenancy rights to the building.

Will I still need to pay Council tax and Empty Property Rates?

Guardians will take over any CT liability and in some cases we will be able to reduce your EPR.

Can guardians obtain tenancy rights?

No. The “Licence to Occupy” agreeement is clear that guardians have “non-exclusive access” meaning they have no tenancy rights. We ensure guardians are 100% aware of this from the get go and have a 100% track history in giving properties back on time.

Is there a management fee for your services?

No, but we ask that you still remain responsible for heating and services, as you would if the building was void.

How do we ensure that the guardians are living up to their end of the deal?

We carry out regular spot checks on the properties to make sure that it is in the desired condition and that the guardians are adhering to the rules and regulations of their occupancy. We manage regular property inspection reports detailing any findings.

When I need my property back?

One month writen notice and we’ll serve Notice to Determine to all guardians.

Who are the guardians, where do they come from?

We recruit professionals in full time employment, typically aged 25-40, and who are looking for an alternative way to live in the city at a fraction of the cost.

Do I still get access to my building?

Yes. As part of the License Agreement, guardians have non-exclusive right to access a building/unit, this ensures that we can arrange access at any time. We do however ask for at least 24 hours notice for third party access so that we can make the necessary arrangements.
